Commercial painting · Broward County

Commercial painting in Broward County, planned around the building that stays open

On a commercial repaint, the paint is rarely what goes wrong. Access, tenants, the association's color approval and salt air on the surface do. Romco Builders sorts out those four before a quote is written. Any building type, any size.

  • A licensed Florida general contractor
  • Any commercial building, any size quoted
  • Surface prep and coating system written into the scope
  • Work phased around tenants, guests and operations

Why repaints go wrong

The coating fails at the prep, not the paint

A commercial repaint is mostly preparation, access and sequence. The finish coat goes on in a short window. Everything before it decides whether that coat lasts in Broward sun and salt.

Surface prep written down

Pressure washing, crack and spall repair, sealant and primer are listed in the scope line by line, so the finish goes over a surface that will hold it.

Access planned for the building

Swing stage, boom lift, scaffold or rope access is chosen from the building's height, setbacks and anchors, and the plan is settled before a quote is final.

Occupied buildings stay open

Offices, condos, hotels and terminals keep working while they are painted. Phasing, after-hours shifts and protection for people below are planned up front.

Approvals before color goes up

Association boards, city appearance codes and owners' brand standards often decide the color. We get the color and the submittal settled before work starts.

What we quote

Commercial painting for any building, including

From one tenant suite to a twenty-story tower or an airport concourse. If your building type is not listed, call and describe it.

How a job runs

Six steps, in this order

  1. Send the address and the surfaces

Call, or use the quote form with photos or drawings. Tell us what gets painted, who is inside, and any deadline.

  2. We walk the building

We look at the surfaces and their condition, the access each elevation needs, and what has to stay protected.

  3. Written scope and quote

The quote names the prep, the coating system, the access method, the phasing and what depends on approvals.

  4. Approvals and permits

Color or board approval, any city permit the work triggers, and access or security clearances are settled first.

  5. Prep and coating

Washing, repairs, primer and finish coats follow the agreed sequence, with areas below protected while work is overhead.

  6. Punch list and turnover

We walk the finished work with you, close the punch list, and hand over the coating record for the building file.

Questions

Before you call

What does commercial painting cost?

Every job is quoted from a walk of the building, or from photos and drawings when they show enough. The number depends on the surfaces and their condition, how much prep and repair they need, the coating system, the access each elevation needs, whether people stay inside during the work, and what approvals come first. We do not publish rates, because two buildings that look alike rarely are.

What size of painting job will you take on?

Any size. We quote one tenant suite, a single stairwell or a storefront, and we quote a full tower exterior, a warehouse park or an airport concourse. Tell us the building and the surfaces, and we will scope the job as described.

Does commercial painting need a permit?

It depends on the city and the work. The Florida Building Code's no-permit list does not mention painting, several Broward cities review commercial repaints through a paint or color process, and repairs or work in the right-of-way can add permits. We confirm what applies with the city before the work starts.

What about lead paint on an older building?

Paint applied before 1978 can contain lead. Federal EPA rules on renovation, repair and painting cover work that disturbs paint in pre-1978 housing and in child-occupied facilities, and where they apply the work is done by a certified firm with lead-safe practices. We check the building's age and use before the scope is written.

How long does a commercial repaint take?

A schedule comes after the walk-through, not before it. The schedule depends on the size and condition of the surfaces, the repairs found once washing is done, the weather, the access method, any board or color approval, and the hours the building allows us to work. Once those are known, you get a sequence with the dependencies named.

Is Romco Builders licensed?

Yes. Romco Builders is a licensed Florida general contractor, headquartered in Fort Lauderdale. License details come with a quote on request.

Can the building stay open while it is painted?

Usually, yes, with the right phasing. Work is sequenced floor by floor or elevation by elevation, entrances and walkways under overhead work are protected, odor and overspray are controlled, and quiet or after-hours shifts are agreed with the owner, manager or association before work starts.

Which cities in Broward County do you cover?

Every Broward city, from the beach towns between Deerfield Beach and Hallandale Beach to Parkland, Weston and Miramar in the west, and the unincorporated pockets too. Romco is headquartered in Fort Lauderdale. Each city page says what matters for painting there.
